Who is the builder/developer of Salisbury Hill?
The developer, Capital Group Properties, is a full-service real estate development company headquartered in Southborough, Massachusetts. Capital Group Properties specializes in permitting, construction and property management of commercial residential, retail, and industrial developments throughout Massachusetts. Capital Group also has recently built Millwood Preserve in Framingham, Stonebrook Village and Vickery Hills in Southborough, Deerfield Estates in Hopkinton and Mahoney Farms and Grouse Hill in Sudbury.

201 total. There are 117 new condominiums to be built. There are 84 existing condominiums.
How many acres are there?
Approximately 86 Acres.
Are there any age restrictions at Salisbury Hill?
Yes, Salisbury Hill is a 55+ Active Adult Community. At least one member of the household must be 55 years of age or older.
What are the monthly condominium fees?
For 2023, the monthly condo fees ranged from $396-$411 per month depending on the size of the unit.
What do the condominium fees cover?
The condominium fees cover expenses associated with water, sewer, master insurance, exterior maintenance, road maintenance, landscaping, and snow and refuse removal.
Who will manage the Condominium Association?
The condominium association is currently managed by Capital Group Properties.
What is the Tax Rate?
The FY 2023 Residential Tax Rate is $13.74 per $1000 assessed value.
What are some of the standard interior features of the home?
The interiors of Salisbury Hill homes include features such as luxury vinyl flooring, tile, a zero-clearance gas fireplace, custom kitchen cabinets with Quartz countertops, a GE range, microwave, dishwasher, 2-zone gas heating, and central air. (We will provide a copy of the specification sheet enclosed that is attached to all Purchase & Sale Agreements).
What type of utilities do you have?
Clean and efficient heating by gas.
Is there a warranty on the homes?
Yes- 1 Year limited warranty (There will be a copy of the limited warranty attached to the Purchase & Sale Agreement).
What parking accommodations are planned?
All units have two-car garages. Additional parking is available on the unit driveways.
Do the homes have multiple levels or lofts?
All Salisbury Hill homes are designed with a second level which includes a bedroom, full guest bath, spacious loft area, and storage space. Each unit has Bonus Space that can be finished.
Will they have decks/patios?
Yes, all Salisbury Hill Homes designs include a deck or patio depending on unit location.
Is there a fireplace?
Yes, a zero-clearance gas fireplace is included in every home.
Are pets allowed?
Pets are allowed; please refer to the Condominium Trust documents for specifics as to which pets are allowed.
How do we receive our mail?
There are several mail pickup areas located throughout the site.
What is your reservation process?
The process is to take a refundable $1,000 reservation deposit which holds the home for you until the Purchase & Sale agreement is executed. You have 14 days from the time of the acceptance of your offer to carry out the Purchase & Sale Agreement, which is a binding document.
